Job Description Summary

This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. This role involves developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for property owners. The Regional Property Manager plays a crucial role in coordinating and leading property management teams, collaborating with various stakeholders, and maintaining a strong understanding of the real estate market trends in the region.

Key Responsibilities
  • Ensure the portfolio and individual communities meet operational, financial, and business performance goals by inspecting properties, reviewing reports, and developing action plans.
  • Collaborate with Community Managers (CMs) and regional support leaders to improve asset and team performance.
  • Implement and champion local and national operational initiatives, ensuring proper adoption across properties.
  • Manage budgets to meet or exceed financial targets.
  • Prepare and present performance, financial, and market trend reports to ownership and senior management.
  • Foster positive tenant relationships and address concerns promptly.
  • Implement tenant retention programs to reduce turnover and vacancy rates.
  • Develop marketing strategies with leasing teams to ensure optimal occupancy.
  • Oversee maintenance programs and ensure properties meet standards and regulations.
  • Conduct regular site and safety inspections, communicate needs for capital improvements.
  • Implement preventative maintenance plans to extend asset lifespan.
  • Stay updated on applicable laws and regulations, ensuring compliance.
  • Identify and mitigate risks, securing appropriate insurance coverage.
  • Conduct market research to identify opportunities for property improvements and market trend awareness.
Qualifications and Skills
  • Bachelor’s or Master’s degree in Business, Real Estate, or related fields preferred.
  • Proven leadership experience managing diverse properties.
  • Proficiency in property management software (Yardi, Real Page), MS Office, and database tools.
  • Strong financial, analytical, and communication skills.
  • Knowledge of real estate laws, regulations, and market trends.
  • Ability to build and manage stakeholder relationships.
  • Minimum of 3 years relevant experience.
Additional Requirements
  • Real estate license in specific markets (preferred if applicable).
  • Industry certifications (e.g., CPM, CAPS, CAM) are a plus.

Salary range: $115,000 - $125,000. Additional compensation may include bonuses based on performance, with benefits such as health insurance, paid time off, onsite housing discounts, a sabbatical program, 401(k) matching, parental leave, and more.
