Job summary

Mayfair Management Group, LP is seeking a Regional Property Manager in Pittsburgh, PA to oversee multiple communities and drive performance. You will supervise Community Managers, manage budgets, and coordinate marketing and operations to maximize NOI.

Qualifications

  • Bachelor's Degree from a four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • LIHTC & HUD experience required.
  • Working knowledge of Microsoft Word, Excel, Rent Roll, Rent Manager Software.

Responsibilities

  • Supervise Community Managers in day-to-day management and supervision of assigned communities.
  • Assist the Community Manager with marketing plans and operating budgets.
  • Review and approve payables and budget variances; monitor NOI and occupancy.
  • Conduct property inspections and audits; ensure data accuracy in Rent Manager.
  • Develop resident retention, marketing, and advertising programs.
  • Assist with evictions when necessary and represent owner at inspections.

ESSENTIAL DUTIES AND RESPONSIBILITIES are listed below and will always include thosespecifically assignedbythe immediatesupervisor.

  • AssiststheCommunityManagerinthepreparation and implementation ofamarketingplan for the property each year.
  • AssiststheCommunityManagerinthepreparation of the annual operating and capitalimprovementbudget.
  • Reviews andapprovesallpayablesforeach assignedproperty.
  • Monitorsoperating budget,andreports on the statusofproperty such asvarianceandoccupancy reports.
  • Responsibleforachievingthe highest possibleNetOperating Income(NOI)througheffectivecostcontrolandmaximizingrevenue.
  • Conductsweeklypropertyinspectionsand submits inspection reports to the President ofUAH.
  • Conducts regular "random"auditsofresidentfilestoensure accuracyandcompletenessof all files.
  • Reviews andapprovesbi-weekly payrollsubmittals.
  • Regularly reviews the Rent Manager Software work of each assignedproperty,specifically to ensure thatdeposits match batchreports, that monthly billings areaccurate, andthat Community Managers are enteringaccurate andtimely data.
  • Develops andimplements resident retention, marketing,andadvertising programs.
  • Assists, whennecessary, in theevictionofresidentsincompliancewithcourtorders anddirectionsfrom attorneys.
  • Represent theowneratallofficialinspections and auditsattheirassignedcommunities.
  • Creates andmaintainsapositive environmentformanagement and maintenancestaffatmanaged communities.
