Outrig is a rapidly growing owner/operator of high-end RV & Boat storage properties across the United States. We focus on providing our customers with a “best in class” experience through investing in new technologies, services, and amenities. We are expanding into Florida and are looking to bring on a Regional Property Manager all-star to be a part of our growth in this region.

Position Overview:

We are seeking a highly organized, proactive, and communicative Regional Property Manager to oversee the day-to-day operations of a multi-tenant business complex. This individual will act as the primary liaison between ownership, tenants, vendors, and our brokerage team, ensuring the property runs efficiently, is well-maintained, and tenants' needs are met with professionalism and urgency.

Key Responsibilities:

Operational Oversight

  • Oversee daily operations for multiple properties (think: maintenance, landscaping, common areas, etc.).
  • Keep a close eye on building systems and jump in when things need fixing.
  • Regularly inspect properties and make sure everything’s up to standard.
  • Be the friendly face tenants reach out to for anything not lease-related.
  • Handle move-ins, move-outs, and everything in between—including making sure units are ready to shine for new tenants.
  • Coordinate access for vendors, construction, or any special requests.
  • Manage outside vendors and contractors—hire, supervise, and make sure they deliver.
  • Keep contracts updated and performance high.
  • Shop around for the best bids when it's time for upgrades or services.

Brokerage & Leasing Support

  • Work with our broker partners to keep leasing efforts moving—show spaces, prep for tenants, and help close deals.
  • As needed, assist with lease renewals, build-outs, and expansions.
  • Team up with accounting to prep annual budgets and CAM reconciliations.
  • Review invoices, track expenses, and help manage the property budget.
  • Keep organized records—everything from repairs to tenant communication.

Compliance & Risk Management

  • Make sure we’re in line with all codes, safety rules, and regulations.
  • Identify potential risks and work proactively to keep things safe and secure.

Qualifications:

  • 3+ years of commercial property management experience, preferably in office or mixed-use settings.
  • Proven experience managing staff and third-party vendors.
  • Strong interpersonal and communication skills, with an emphasis on tenant service.
  • Proficiency with property management software (e.g., Yardi, MRI, or similar). Experience in Doorloop is a plus.
  • Ability to manage multiple priorities, budgets, and timelines efficiently.
  • Understanding of lease terms, CAM reconciliations, and vendor contracts.
  • Bachelor’s degree in Business, Real Estate, or related field preferred; CPM or RPA designation a plus.
  • Organized and able to drive multiple projects at once.
  • A positive and resilient attitude.
  • A team player that can wear multiple hats.
