Job summary

Green Alpha Property Management is growing, and we are seeking an experienced Regional Property Manager to lead a portfolio of affordable and conventional multifamily communities.

This hands‑on leadership role requires travel (40-70%), strong accountability, proactive problem solving, and the ability to drive occupancy, revenue, and NOI across dispersed properties in the Birmingham, Montgomery, and Mobile markets.

Qualifications

• 5+ years of progressive multifamily property management experience.
• LIHTC experience required.
• Experience with HUD, HOME, Project-Based Section 8, or other affordable housing programs preferred.
• Strong understanding of property financials, budgeting, forecasting, occupancy, and expense management.
• Valid driver''s license and ability to travel regularly.

Responsibilities

• Lead, coach, and hold Property Managers accountable for results.
• Drive occupancy, collections, revenue, expense control, and NOI performance.
• Review property financials, budgets, forecasts, variances, rent rolls, delinquency, and KPIs.
• Identify underperforming properties and develop corrective action plans.
• Conduct regular site visits and property inspections.
• Monitor leasing, renewals, unit turns, work orders, preventive maintenance, and overall property condition.
• Partner with Compliance to maintain LIHTC, HUD, HOME and other affordable housing requirements.
• Recruit and develop strong site teams and address staffing or performance issues promptly.
• Manage vendor and contractor performance and oversee significant property projects.
• Build relationships with owners and third‑party clients through reporting and communication.
• Support acquisitions, management transitions, and property turnarounds.
• Maintain compliance with Fair Housing and applicable requirements.

Green Alpha Property Management is growing, and we are looking for an experienced Regional Property Manager to lead a portfolio of affordable and conventional multifamily communities.

This is a hands‑on leadership role for an individual who demonstrates strong accountability, a sense of urgency, sound judgment, and a proactive approach to addressing challenges.

Our properties are geographically dispersed, so regular travel and overnight stays are required. Our main markets are Birmingham, Montgomery and Mobile - so someone located near these hubs would be preferred.

What You’ll Do:

As Regional Property Manager, you will have direct responsibility for the operational and financial performance of your portfolio, including:

• Lead, coach, and hold Property Managers accountable for results.
• Drive occupancy, collections, revenue, expense control, and NOI performance.
• Review property financials, budgets, forecasts, variances, rent rolls, delinquency, and operating KPIs.
• Identify underperforming properties and develop clear corrective action plans.
• Conduct regular site visits and property inspections.
• Monitor leasing, renewals, unit turns, work orders, preventive maintenance, and overall property condition.
• Partner with Compliance to maintain strong execution of LIHTC, HUD, HOME, and other affordable housing requirements.
• Recruit and develop strong site teams and address staffing or performance issues promptly.
• Manage vendor and contractor performance and oversee significant property projects.
• Build strong relationships with owners and third‑party clients through accurate reporting, proactive communication, and strong property performance.
• Support new acquisitions, management transitions, lease‑ups, and property turnarounds.
• Maintain compliance with Fair Housing and applicable federal, state, and local requirements.

What We’re Looking For:

• 5+ years of progressive multifamily property management experience
• Prior multi‑site, Area Manager, or Regional Property Manager experience
• LIHTC experience required
• Experience with HUD, HOME, Project‑Based Section 8, or other affordable housing programs preferred
• Experience with conventional multifamily strongly preferred
• Strong understanding of property financials, budgeting, forecasting, collections, occupancy, and expense management
• Demonstrated ability to improve underperforming properties and develop Property Managers
• Third‑party property management and owner/client relationship experience preferred
• HCCP, SHCM, COS, CPO, or similar affordable housing certification preferred
• Valid driver's license and ability to travel regularly

Travel:

This position requires approximately 40-70% travel. Properties may be several hours apart and overnight travel will be required.

Travel may increase during property transitions, lease‑ups, regulatory inspections, staffing challenges, or property turnarounds. This is a field‑focused Regional position, and we expect our Regional Managers to know their properties, their teams, and their numbers.
