Our Company is seeking: An experienced and highly motivated Regional Property Manager for our Affordable Community Division in Houston, TX.

Job Description Summary:

The Regional Property Manager directly contributes to our continued success in the competitive markets and possesses previous Affordable Housing Regional Manager experience. They are eager to help establish and develop our expanding operations. The Regional Manager is well versed in LIHTC and Affordable Housing operations with proven success in turnaround or renovated properties. Supports our portfolio on special projects and new acquisitions.

Responsibilities:

  1. Ensures that all property operations are conducted consistently with Atlantic Pacific's policies and procedures and state, local, and national laws and regulations.
  2. Make necessary arrangements when Property Managers are absent, which may include the Regional Manager directly supervising property until they return.
  3. Responsible for implementing and managing individual site business plans, including investment objectives, compliance goals, marketing positioning, people, asset quality, and financial goals and objectives.
  4. Reviews and helps prepare the annual budgets for all properties for submission to executive leadership and partners/clients, if applicable. Makes recommendations to reduce or eliminate unnecessary expenses to ensure that the budget is reasonable and doesn't contain errors.
  5. Ensures partnerships with vendors are executed in a manner that provides protection for Atlantic Pacific and is consistent with management agreements and compliance requirements.
  6. Reviews and audits all monthly HUD/LIHTC to ensure compliance.
  7. On a quarterly basis, the RM is responsible for ensuring that a comprehensive property inspection for all assigned properties in the portfolio has been completed satisfactorily.
  8. Completes Property Inspections monthly.
  9. Travel to different locations.

Essential Skills:

  1. Experience with sales, marketing, and financials
  2. Negotiation skills ability to overcome objections and create a sense of urgency
  3. Strong organizational skills with exceptional focus on detail
  4. Proactive individual who works independently
  5. Available to work weekends as needed

Requirements:

  1. Bachelor's degree (B. A.) from four-year college or university preferred but not required.
  2. Three to five years LIHTC related experience required.
  3. Housing Credit Certified Professional (HCCP) designation preferred (for LIHTC).
  4. Certified Occupancy Specialist (COS) designation preferred (for Section 8).
  5. Regional Management Professional designation (ARM, CAPS, CPM, etc.) is helpful but not required.
  6. Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
  7. Must have high proficiency with computer software, including Microsoft Word, Excel, and Outlook.
  8. Must have high proficiency with computer software Bluemoon, Yieldstart preferred and Onsite or Yardi (CRM, Voyager, P2P) required.
  9. Must have a rounded knowledge of building trades including plumbing, electric, gas systems, and construction and landscaping.
  10. Must have excellent verbal and written communication skills.
  11. Must have the ability to travel up to 80% of the time with overnight stays - must be willing to be a road warrior at times.
