American Campus Communities seeks a Director of Property Management to elevate resident experience across multiple properties, reporting to the Regional Director. This leadership role drives leasing, marketing, and facilities strategies, while recruiting and mentoring teams to deliver superior performance and asset value.

The ideal candidate has deep multi-property housing experience, strong communication, and proven leadership, ready to oversee operations, budgets, and capital improvements.

Qualifications

• 5 years’ leadership experience in student or multi-family housing or similar industry.
• Bachelor’s degree in business or relevant field preferred.
• Skills in leasing and marketing, customer service, facility management, budgeting, supervision, business administration, public relations, residence life, and a combination of business and student development skills.
• Strong communication and collaboration skills.
• Demonstrated leadership skills.

Responsibilities

• Drive a continuously improving resident experience by directing leasing, marketing, and facilities operations for multiple properties, ensuring ACC standards.
• Recruit, hire, supervise, train, coach and develop direct reports to maximize performance; foster a positive workplace.
• Conduct performance evaluations and development discussions with team members.
• Collaborate with HR on compensation adjustments for direct reports.
• Ensure leasing, marketing, and facilities strategies are in place with actionable plans.
• Set goals with property leaders and plan succession and cross-training for flexibility.
• Oversee maintenance and curb appeal standards, overdue work orders, and preventive maintenance; advocate for capital improvements.
• Oversee Resident Experience Managers to ensure resident communications and building administration; manage collections and evictions as needed.
• Attend resident events and resolve escalated resident concerns.
• Direct portfolio performance to budget, maximize revenue, minimize controllable expenses and vendor costs.
• Lead portfolio communications to align with goals; implement safe-work policies.
• Ensure university partners are informed and supported; attend events as needed.
• Partner with HR, Facilities, and Retail support to clear roadblocks for teams.
• Maintain key control oversight, including key box access.
• Other duties as assigned by manager.
