Maryland Management Company is seeking an experienced Regional Property Manager to oversee a portfolio of multifamily apartment communities in Maryland and surrounding areas. The role focuses on the operational and financial performance of properties, including budgeting, property operations, maintenance, turnover, capital projects, and occupancy.

Responsibilities

Oversee the overall operational and financial performance of an assigned portfolio of apartment communities.
Develop and manage annual operating and capital budgets, monitor financial performance, and ensure properties operate within established budgets.
Lead property teams and ensure consistent execution of company standards across the portfolio.
Recruit, hire, manage, and develop maintenance teams.
Oversee apartment turnover, ensuring vacant units are completed efficiently, on schedule, and to company standards.
Maintain the physical condition and appearance of assigned properties through regular inspections, preventative maintenance, and proactive planning.
Identify, budget, and manage capital improvements, major repairs, and property upgrades.
Source and evaluate third-party contractors, obtain competitive bids, negotiate pricing and scope, and oversee projects through completion.
Partner with the Regional Marketing Manager and onsite teams to achieve occupancy and leasing goals.
Monitor operating expenses and identify opportunities to improve efficiency, control costs, and enhance property performance.
