Job summary

Gaines Investment Trust is seeking a Regional Capital Projects Manager for multifamily properties across Texas, Oklahoma, and Kansas. You will own capital planning, develop scopes, source and evaluate contractors, run competitive RFPs, negotiate terms, and oversee projects from mobilization to closeout.

The role is based in the Dallas–Fort Worth area with frequent regional travel. You will report to the President and work with executive leadership to optimize asset performance and cost

Qualifications

• Seven or more years in construction project management or owner representation.
• Multifamily renovation or capital-project experience preferred.
• Ability to inspect conditions, define scope, source bidders, negotiate, and manage execution.
• Strong knowledge of construction means and methods across building/site systems.
• Excellent written and verbal communication for executive leadership.

Responsibilities

• Take ownership of capital planning and project execution for a regional portfolio.
• Inspect properties, identify needs, and prioritize recommendations based on risk and value.
• Develop scopes of work and RFPs with complete specifications and terms.
• Source, qualify, and manage local/region contractors; level bids and rebid when needed.
• Oversee contracts, preconstruction planning, mobilization, and field supervision.
