About the Role
As a Regional Maintenance Supervisor at Z Modular, you will play a key role in overseeing the onsite maintenance teams and capital work across multiple communities. This position ensures quality standards are met, equipment and materials are available, and communities transition smoothly from construction sites to fully occupied. You will be responsible for managing capital projects, ensuring the timely completion of service requests, and maintaining strong relationships with third-party vendors. This role requires strong leadership, project management skills, and the ability to manage budgets effectively, offering the opportunity to contribute directly to the success of Z Modular’s communities.
You will collaborate with onsite maintenance supervisors, regional property managers, corporate teams, and other stakeholders to ensure the smooth operation of maintenance and capital projects across your designated region. This is an in-person role, located in Austin, TX.
What You’ll Do
• Leads and promotes healthy and safe work practices as required by regulatory agencies and Company policy.
• Collaborates with onsite and corporate teams to bid out major capital projects and ensures timely completion of all service requests.
• Establishes and maintains 3rd party business relationships in designated markets.
• Assists site maintenance supervisors with the management of capital projects for communities and annual maintenance site inspections.
• Oversees punch process at new communities to ensure a smooth transition to full occupancy.
• Performs onsite property audits to identify maintenance deficiencies, reports findings to the Senior Regional Maintenance Manager, and creates action plans for resolution in collaboration with Field Services, Asset Management, and onsite maintenance teams.
• Monitors vendor performance and manages work onsite to ensure quality and efficiency.
• Tracks turnover of vacant apartments and initiates any required maintenance requests to ensure readiness for new tenants.
• Conducts an inventory log and leads an annual shop compliance audit for communities.
• Provides financial/budgetary training to maintenance supervisors to support effective budget management.
• Organizes and conducts onboarding for new onsite maintenance supervisors and communicates schedules to their direct supervisors and community managers.
• Participates in beta testing and demos of maintenance platforms and technology to improve efficiency.
• Performs other duties as assigned.
Who You Are
• 5 years of experience in a maintenance management role, preferably in garden-style and high-rise communities.
• High School Diploma (required).
• Strong knowledge of financials and budget writing as it pertains to the maintenance of communities.
• Strong written and verbal communication skills.
• Leadership and strategic thinking skills with the ability to train, develop, lead, and mentor a team.
• Proven self-starter with a results-oriented mindset.
• Ability to perform onsite maintenance roles when necessary.
• Ability to travel up to 50% of the time.
