Job summary

Monroe Group seeks a Regional Maintenance Manager to plan, implement and review property preventive maintenance across the Central Region. You will lead onsite teams, coordinate inspections for NSPIRE readiness and drive consistent maintenance programs.

Travel to properties is required (75%), manage 24/7 deficiencies tracking, and collaborate with Asset Management and Operations to control costs and ensure safety. We offer competitive benefits and a path to senior leadership.

Qualifications

• Minimum of five years of regional maintenance background overseeing a large affordable housing portfolio.
• Prefer CMM, OSHA, EH&S certifications and NSPIRE experience.
• Self-motivated and able to work independently with minimal supervision.
• Excellent verbal, written, and interpersonal communication skills.
• Must have a valid Driver’s License.

Responsibilities

• Plan, implement and review all aspects of property preventative maintenance operations and services.
• Travel to assigned communities to prepare properties for NSPIRE; lead onsite teams to achieve high scores.
• Lead monthly calls and provide updates for each property monthly.
• Oversee 24/7 deficiencies and follow up on 30/60‑day deficiencies post inspection.
• Develop onsite teams to meet NSPIRE standards and company goals.
• Monitor HappyCo with Asset Management and train onsite teams; review scorecards monthly.
• Work with Asset Manager and Operations to establish maintenance standards, safety, inventory control, and compliance.
• Assist in evaluating current and prospective maintenance employees.
• Ensure maintenance shops/areas are organized, safe, and professional.
• Participate in capital forecasting and project management (bids, follow-ups).
• Identify short and long‑term maintenance issues in regions.
• Report needs to Operations; coordinate purchases for tools and parts with cost focus.
• Abide by all company and community policies; perform other duties as assigned.
