Morgan Properties is seeking a Regional Service Manager to lead maintenance operations across Indiana and Kentucky communities, with travel to Indianapolis, Louisville, and surrounding areas. You will set maintenance strategy, ensure high-quality standards, and develop maintenance teams for consistent performance.

The role focuses on mentoring Service Managers and technicians, standardizing procedures, and collaborating with property leaders to optimize operations.

Qualifications

• 5+ years of experience in multi-site or regional maintenance leadership.
• Strong technical expertise across HVAC, plumbing, electrical, and building systems.
• Proven leadership experience with a focus on team development, coaching, and performance improvement.
• Ability to influence across teams and partner effectively with operations leadership.
• HVAC certification and/or boiler license a plus.

Responsibilities

• Lead and support maintenance operations across a multi-site region, ensuring consistent execution and high-quality standards.
• Mentor and develop maintenance teams, including Service Managers and technicians, to strengthen performance and engagement.
• Implement and reinforce standardized maintenance procedures, processes, and safety practices.
• Partner with Regional Property Managers and community leaders to optimize operations and troubleshoot challenges.
• Oversee vendor relationships, contracts, and service quality to drive efficiency and cost effectiveness.
• Monitor performance trends, identify opportunities for improvement, and implement operational enhancements.
• Ensure compliance with company standards, safety regulations, and applicable codes.
