Job summary

Total Mechanical Solutions in the Washington DC to Richmond region is seeking an experienced Mechanical Project Manager to lead HVAC and plumbing projects from kickoff to closeout. You will manage budgets, schedules, subcontractors, and field teams to ensure on-time, within-budget delivery with top-tier safety and quality standards.

Qualifications

• Experience managing mechanical and plumbing projects.
• Ability to read plans, specs, and contract documents.
• Excellent written and verbal communication; Spanish bilingual is a plus.
• Willingness to travel within the DC to Richmond region.
• Background check will be completed at onboarding.

Responsibilities

• Review project plans, specs, and permits for readiness.
• Distribute contract documents to field managers, subs, vendors.
• Lead submittals; coordinate with vendors and logs.
• Procure materials; issue POs; track deliveries.
• Develop subcontractor contracts and pay applications.
• Generate, review, and track RFIs to maintain clarity.
• Coordinate with general contractors, subs, vendors, and field staff.
• Track daily project documentation and timesheets.
• Manage change orders with scope and cost documentation.
• Lead progress meetings and maintain milestones.
• Oversee close-out: as-builts, punch lists, and O&M data.
• Mentor and train project staff.
• Monitor job costs and financial performance.
