Job summary

Elmington Living is seeking a Regional Manager to oversee a portfolio of affordable and market-rate communities across the region. You will sharpen operations, monitor NOI and occupancy, and lead on-site teams to deliver exceptional resident experiences.

Expect significant field travel (about 80%), weekly site visits, and close partnership with Community Directors to drive financial and operational performance.

Qualifications

• 2-4 years of property management experience, including multi-site or supervisory responsibilities
• Affordable housing experience (LIHTC, HUD, Section 8, or state programs) is highly preferred
• Willingness to travel 80%+ and lead field operations across a portfolio

Responsibilities

• Monitor property performance metrics (NOI, NRI, bad debt, management fees, occupancy) against budget
• Maintain on-site presence across portfolio (minimum 4 days/week) with weekly site inspections
• Review monthly financials with Community Directors and drive corrective actions
• Own property-level action plans and portfolio-level strategies with accountability for progress
• Oversee AR/AP performance and communicate trends to leadership
• Lead monthly site inspections to ensure peak performance
