Job summary

Pratum Co. is seeking a Director of Operations for a regional portfolio of affordable housing in the Washington, DC metro area. The role oversees on-site staff, drives occupancy and financial performance, and ensures compliance with LIHTC, HUD Section 8, and related programs.

The position requires extensive travel, leadership of managers, and strong budgeting and regulatory knowledge. Based in the DC region, it offers full-time work with a base salary in the six-figure range.

Qualifications

• 5+ years of experience in affordable LIHTC & HUD Project Based Section 8 multi-family property management with certifications/recertifications/MORs.
• Experience managing a large portfolio as Regional Property Manager or higher and leading supervisors.
• Working knowledge of property management, accounting, inspections, collections, evictions, marketing.
• Willingness to travel extensively to on-site properties in the RPM's portfolio.
• Proficiency with Yardi and Microsoft Office Suite.
• DC-area property manager license is a plus.
• Understanding of financials, budgets, regulations and affordable programs.
• CPM/HCCP/COS or equivalent certifications strongly preferred.

Responsibilities

• Oversee overall operations of assigned properties.
• Review monthly financials, prepare owner reports, attend asset management meetings.
• Manage staff and oversee performance evaluations and personnel decisions.
• Ensure regulatory compliance and adherence to policies; review leases and contracts.
• Monitor rent schedules, delinquency, and site inspections; manage budget preparation.
• Lead site visits, staff trainings, and ensure safety standards.
• Direct negotiations with contractors and regulatory agencies as needed.
