Job summary

Pratum Co in Chicago, IL is seeking a Director of Operations for our residential multi-family affordable housing portfolio. You will manage day-to-day operations, lead on-site staff, and drive occupancy and financial performance across properties in the Chicago and Northwest Indiana region.

This exempt role requires travel to properties, oversight of budgets, compliance with LIHTC/HUD programs, and collaboration with owners and management teams to meet standards and resident satisfaction.

Qualifications

• 5+ years of LIHTC & HUD multi-family property management.
• Experience leading regional/property management teams.
• Strong knowledge of property management, accounting, inspections.
• Willingness to extensive travel to properties within the RPM portfolio.
• Proficient with Yardi and MS Office.

Responsibilities

• Oversee operations of assigned properties.
• Review financial reports, owner reports, and asset management meetings.
• Hire, train, and evaluate staff; manage personnel decisions.
• Ensure compliance with regulations and company policies.
• Prepare budgets and negotiate contracts.
• Coordinate regulatory inspections.
• Lead regional staff meetings and ensure safety.
• Travel regularly to properties in the region.
