Under the direction of the Vice President, the Regional Director will provide strategic leadership and oversight for multiple communities within the region, ensuring operational excellence, financial performance, and alignment with Shea Apartment Communities’ vision and objectives. This role is responsible for guiding General and Community Managers and their teams, driving portfolio-wide initiatives, and fostering a culture of collaboration, accountability, and continuous improvement. The Regional Director will serve as a key liaison between executive leadership and regional operations, influencing decisions related to asset management, development transitions, and long-term business planning.
The Regional Director will report to a Vice President, Property Management of Shea Apartment Communities and will be based in and work out of the Denver office. The pay range for this position is $135,000 -$165,000 and is also eligible to participate in the discretionary annual bonus plan. Job Duties
- Regional Leadership: Oversee multiple communities within the region, ensuring optimal performance across financial, operational, and customer service metrics. Provide strategic direction to General/Community Managers and ensure alignment with corporate goals.
- Team Development & Leadership: Recruit, mentor, and develop General/Community Managers and onsite associates to build high-performing teams. Foster a culture of accountability, collaboration, and professional growth.
- Strategic Planning & Execution: Formulate and implement annual business plans and long-term strategies for portfolio growth and asset optimization. Partner with Development and Construction teams to ensure seamless transitions from development to operations.
- Financial Performance: Drive revenue growth and expense control through effective budgeting, forecasting, and financial analysis. Monitor KPIs and implement corrective actions to achieve or exceed performance targets.
- Operational Excellence: Ensure compliance with company policies, safety standards, and regulatory requirements. Champion Shea’s service values and commitment to enhancing residents’ lives.
- Stakeholder Engagement: Collaborate with senior executives on portfolio initiatives, market strategies, and capital planning. Represent regional operations in executive meetings and contribute to enterprise-level decision-making.
Technical/Professional Knowledge (Knowledge/Skills, Education, and Experience)
The successful candidate should preferably have a college degree and a minimum of 10 years of experience in apartment management.
- Minimum of 10 years management experience in multifamily industry, preferably in Colorado.
- Should have prior responsibility for managing at least a 700-unit property or multi-site responsibilities.
- Current experience with Denver apartment markets preferred, but not a requirement.
- Experience with Lease-Ups, Affordable and Market rate housing is preferred.
- Demonstrate strong hands-on property level knowledge and understanding. Ability to walk a property to identify problems and create solutions, assess and evaluate on-site personnel and vendors, and create management strategies and business plans for long-term ownership. In other words, has both the experience and credibility to lead teams within the assigned region.
- Track record for and demonstrated capability as a proven leader including the ability to hold associates accountable while also providing the appropriate authority, to build strong and cohesive teams. Demonstrable track record of proven results with revenue generation, staff management and development, financials, and marketing.
- Brings a current, best-of-breed perspective and high level of industry knowledge to this position. Will understand and have managed using best practices and key performance indicators.
- Has a demonstrated knowledge of and/or ability to quickly learn automated systems that Shea Properties has established and utilizes for systematic management of apartments.
- Thinks creatively and strategically about a property’s performance in terms of meeting its stated objectives and specific budgetary requirements that are set forth yet is able to balance creativity with a disciplined approach and perspective.
- Detail oriented and organized; ability to interact effectively with prospects, residents, peers and senior management.
- Desire and willingness/ability to spend a significant amount of time out of the office meeting with property staff and reviewing properties and sub-markets (approximately 65-70% of work week spent out of the office at assigned properties). Must be available for routine travel to Orange County for meetings and events.
- Highly computer/technology proficient and capable of using technology proactively throughout the business. Experience with Yardi, RENT Café, Avid, and YieldStar a plus.

Work Environment
The Regional Director, Colorado, is based in an office location but will also spend time at apartment community sites. Regular travel to property locations is required.

While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, talk, hear, and use a telephone and personal computer. May be required to lift and/or move up to 25 pounds. Must be able to drive to property locations during the course of work.
