Job summary

Vertex is seeking a Construction Project Manager to oversee development projects for lenders, investors, and owners. You will provide independent oversight across the lifecycle, including due diligence, monitoring, risk assessment, budget and schedule evaluation, and stakeholder reporting.

Regular travel to project sites is expected. Ideal candidates have strong construction management experience, excellent communication, and the ability to evaluate project risk from operational and financial

Qualifications

• Requires a Bachelor's degree plus 5+ years of related experience, or 8+ years with no degree.
• Experience performing construction monitoring inspections and reporting for a consulting/engineering firm.
• Experience managing commercial, multifamily, mixed-use, healthcare, or institutional construction projects.
• Strong written communication for executive stakeholders.
• Ability to manage multiple projects in a fast-paced consulting environment.
• Travel willingness to regional project sites.

Responsibilities

• Perform pre-construction due diligence for debt and equity stakeholders, including budgets, schedules, contracts, and risks.
• Assess project feasibility and identify construction, financial, operational, and schedule risks.
• Review construction documents, contracts, plans, and procurement strategies.
• Evaluate contractor qualifications and project delivery approaches.
• Conduct site visits to monitor progress, safety, milestones, and performance.
• Analyze schedules, budget status, contingency use, change orders, and cash flow.
• Review monthly draw requests and supporting documentation.
• Track risks and develop mitigation recommendations.
• Provide independent project status and budget forecasts.
• Prepare due diligence and monitoring reports for clients.
