Job summary
Gaines Investment Trust seeks an experienced Capital Projects Manager to oversee major capital improvements across its Texas, Oklahoma, and Kansas multifamily portfolio. The role partners with executive leadership to identify needs, develop scopes, procure contractors, evaluate bids, and drive projects from planning to closeout.
Frequent regional travel is required; the base salary is USD 130,000 with a discretionary annual bonus up to 10% based on performance, cost savings, and successful
Qualifications
- 7+ years of progressive capital improvements or facilities project management.
- Multifamily renovation experience preferred; hospitality or other occupied properties also considered.
- Experience independently managing projects from inspection through closeout.
- Strong knowledge of construction methods, building systems, and capital planning.
Responsibilities
- Inspect communities to identify deferred maintenance and capital needs.
- Develop detailed scopes of work and contractor-ready RFPs.
- Source and qualify regional contractors and vendors; negotiate bids.
- Present recommendations, budgets, and solutions to executives.
- Manage projects from planning to completion: budget, schedule, and quality control.
