Job summary

Welltower Inc. is seeking a Senior Redevelopment Manager to oversee redevelopment of the southeast Senior Housing portfolio. This REMOTE role will develop scope, renovation plans, and budgets to drive revenue, with travel to sites as needed.

The role requires a Bachelor's degree and 10+ years in redevelopment/construction, including leadership responsibilities. You will lead PMs, engage designers/engineers, secure permits, coordinate CapEx, and work with Capital Team on budgets.

Qualifications

• Bachelor’s degree in Construction Management, Architecture, Engineering, Real Estate, or related field.
• Minimum of 10 years of relevant work experience with at least 4 years in a managerial or leadership role.
• Experience in redevelopment and construction, preferably in senior housing or multi-family.
• Strong understanding of budgeting, scheduling, and risk management.

Responsibilities

• Lead and mentor day-to-day activity of PMs and Associates in their region.
• Develop and underwrite value-add investment plans with internal and operator coordination.
• Conduct site visits to assess condition and define renovation scopes and CapEx needs.
• Coordinate with Capital Team to schedule CapEx with Redevelopment.
• Procure designers, engineers, and other consultants; review design and constructability.
• Present project justifications including market, scope, cost, and return.
• Obtain permits, approvals, and licenses; liaise with city officials.
• Develop annual capital plan and reforecast process with stakeholders.
• Evaluate PMs and Associates per company timing guidelines.
• Provide status updates to stakeholders and communicate progress.
• Advise on change orders, value engineering, and budgets.
• Prepare RFPs, respond to RFIs, and oversee vendor selection.
• Negotiate final cost and scope of subcontracts and POs.
