Job summary

Evergreen Real Estate Group seeks a Recertification Specialist to manage resident certifications and recertifications ensuring HUD, LIHTC, and IHDA compliance. The role includes file maintenance, verification, audits, and reporting across properties. Collaboration with site staff and handling of documentation are essential.

The position supports certification processes, waiting lists, and resident accounts, with flexible involvement in general property operations as needed.

Qualifications

• High school diploma or GED; college degree preferred.
• 2+ years in affordable housing with recertification experience.
• Experience with HUD, LIHTC and related programs is strongly preferred.

Responsibilities

• Manage all resident certifications and recertifications from initiation through completion, including notifications.
• Meet with residents to complete the Resident Questionnaire and third‑party verification forms.
• Send verification requests to third parties and ensure timely follow‑up.
• Enter certification data into OneSite and obtain resident signatures within deadlines.
• Ensure compliance with HUD, LIHTC, IHDA and other program requirements.
• Maintain certification files per Evergreen's standards and retention policy.
• Support external audits, MORs, and internal file reviews.
• Perform file audits, move‑in/out certifications and related deposits.

Education

High school diploma or GED required; Associate's or Bachelor's degree preferred

2+ years in affordable housing with recertification responsibilities
