Build and maintain a real estate location forecast and pipeline across target growth markets by partnering with internal teams, pre-screening properties in key target expansion markets to ensure immediate execution upon market opportunities.
Conduct market research, property analysis, and site tours, narrowing down site options to a curated shortlist of high-quality industrial locations per target market that balance operational needs with capital expenses and total occupancy costs.
Ensure all candidate sites meet local municipal zoning laws, commercial use permits, supply chain/dock access needs, and strict electrical capacity requirements.
Prepare business case and financial analysis in collaboration with local operations, assessing occupancy costs, capital investment, and site capacity using internal threshold parameters.
