The Real Estate Transactions Specialist is responsible for coordinating and prioritizing various real estate procedures designed to efficiently complete Real Estate and Construction projects. Role provides consulting through strong working relationships with internal team members, as well as client partners.

Essential Duties and Responsibilities:

  • Works collaboratively with other Real Estate, Project Coordinators and Project Managers to monitor and expedite the Development process.
  • Will serve as a resource to support the development project team
  • Maintains relationships with, and may source, outside consultants, contractors, brokers, and suppliers.
  • Cross trains and makes process improvement recommendations with other Real Estate and Project Coordinators
  • Reviews, reconciles, and processes soft costs expenses related to Real Estate and Construction transactions or related activities (titles, surveys, aerials, soils, draw request, buy-out payments, contract change orders, etc.).
  • Assembles, processes, and verifies completeness of Construction contract packages.
  • Administrative tasks including data input, filing and maintaining files.
  • Facilitates and actively participates in Project Team meetings.
  • Monitors updates and assists in the coordination of key project schedules and processes
  • Expedites and ensures the resolution of all conditions required to close a Real Estate transaction and release to Construction
  • Collects, inputs, and provides information that supports the planning process.
  • May order and schedule delivery of buy-outs for construction sites.
  • Coordinates the resolution of property management issues (legal clearance, property disputes, condemnations, excess property issues, contracts, and deed restrictions, etc.).
  • Coordinates and monitors the site check process.
  • Coordinate legal clearances and releases including title and survey review in conjunction with legal, regional, divisional and landlords/property sellers
  • Monitors and controls the construction process by coordinating the efforts of others (i.e. contractors, attorneys, consultants, government agencies) on assigned projects.
  • Ensures projects are closed out appropriately

Qualifications:

  • Minimum 4-year degree in an accredited college or university or equivalent combination of education and experience.
  • Paralegal experience in a real estate environment.
  • High level of technical competence.
  • Comprehensive understanding of Title and Surveys preferred.

Work Conditions & Travel:

The position is remote based. Travel to project locations or markets for possible pilot work or progress monitoring may be needed (0-10%).

The anticipated compensation range for the position is $85,000 - $100,000, and is based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience. Benefits include medical, dental, vision, life, and disability insurances, flexible paid time off, paid holidays, sick time, and a matching 401K plan.
