Job summary

HDR is seeking a Real Estate/Right‑of‑Way Specialist in Everett, WA to support acquisition of rights and relocation for public and private projects. You will coordinate right‑of‑way and utility issues and assist with property management and coordination of related activities.

Requirements include a minimum of 2 years in real estate or related fields, strong communication and documentation skills, ability to travel, and knowledge of relevant laws and regulations (FHWA/NEPA/FERC).

Qualifications

  • Minimum 2 years in real estate, right‑of‑way, title, utility coordination, relocation, or property management.
  • Ability to work independently, communicate and document effectively, handle large volumes of work, and travel as needed.
  • Knowledge of federal/state/industry laws and FHWA/FAA/FTA/FRA/NEPA/FERC and Uniform Relocation Act regulations.

Responsibilities

  • Provide pre‑negotiation project, parcel, property owner and occupant due diligence, negotiations for acquisition of rights and relocation of displaces.
  • Coordinate right‑of‑way and utility issues for clients as assigned.
  • Support real property projects: property assessments, title reports interpretation, risk analysis, acquisition of rights, occupant relocation, property management, construction coordination and utility relocation/coordination.

Responsibilities
  • Provide pre‑negotiation project, parcel, property owner and occupant due diligence, negotiations for acquisition of rights and relocation of displaces relative to public or private projects
  • Coordinate right‑of‑way and utility issues for clients as assigned
  • In conjunction with others, perform activities to support real property projects such as property assessments, interpreting title reports, risk analysis, acquisition of needed rights, occupant relocation, property management, construction coordination and utility relocation/coordination
  • Perform other duties as needed
Preferred Qualifications
  • AA degree or equivalent experience
  • Real estate license in good standing, or equivalent, as required by law
  • Database and GIS familiarity
  • Specific experience in power and/or utilities acquisition processes
Required Qualifications
  • A minimum of 2 years of experience in real estate, right‑of‑way, title, utility coordination, relocation, or property management
  • Ability to work independently, communicate and document effectively, handle large volumes of work, and coordinate closely with management availability for travel
  • Ability to understand and work in compliance with the federal, state and industry laws, and FHWA, FAA, FTA, FRA, NEPA, FERC and Uniform Relocation Act regulations
  • Ability to work confidently with clients, property owners and occupants
  • Ability to effectively balance office and field work in a collaborative and deadline‑sensitive manner
  • Proficiency with MS Office Suite
  • Position requires strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types
  • Communicate effectively and coordinate closely with management

The expected compensation range for this position depends upon skills, experience, education and geographical location. (Stated benefits are for full‑time regular positions. Temporary and part‑time roles eligible for limited benefits.) Everett, WA: $80,169 - $98,280
