Position Overview
We are seeking a detail-oriented Commercial Real Estate Paralegal with 3 to 5 years of dedicated transactional experience to join our practice group. This role focuses heavily on ALTA/NSPS land title survey analysis, title commitment review, due diligence management, and transaction coordination for commercial real estate acquisitions, dispositions, leasing, and project financings.
Key Responsibilities
- Title & Survey Review: Order, analyze, and review ALTA/NSPS land surveys, boundary maps, legal descriptions, plat maps, site plans, and title commitments for commercial properties.
- Objection & Cure Process: Identify encumbrances, easements, rights-of-way, setback violations, structural encroachments, and title defects; draft formal title and survey objection letters and collaborate with land surveyors, title insurers, and opposing counsel to cure issues.
- Transaction & Closing Management: Draft real estate transaction documents, including deeds, affidavits, escrow instructions, assignment agreements, and closing certificates under attorney supervision.
- Due Diligence Coordination: Manage closing checklists, track critical contingency dates, and conduct corporate entity verifications, UCC searches, zoning reviews, and public records research.
- Stakeholder Communication: Serve as the primary liaison between attorneys, clients, institutional lenders, title officers, land survey engineers, and municipal authorities.
- Post-Closing: Direct the post-closing process, including document execution, recording, closing binder assembly, and title policy finalization.
Qualifications & Experience
- 3 to 5 years of paralegal experience strictly handling commercial real estate transactions in a law firm or corporate legal department.
- Demonstrated, hands-on experience interpreting ALTA/NSPS land surveys, legal descriptions, title commitments, and underlying exception documents.
- Associate or Bachelor’s degree in Paralegal Studies (an ABA-approved Paralegal Certificate or NALA/NFPA certification preferred).
- Strong ability to prioritize tasks, manage high transaction volumes, and meet strict closing deadlines.
