Job summary

The Meritex Company offers an internship with the Investments Team to support analytical underwriting and investment activities in the industrial real estate sector. Reporting to the Senior Investments Analyst, you will gain hands-on experience in evaluating direct equity, leveraged, joint venture, and other structured finance opportunities.

• Familiarity with Argus AE software preferred.

Responsibilities

• Assist with underwriting and investment analysis using Argus AE for industrial real estate deals across nine U.S. markets.
• Tour potential investment opportunities in the Minneapolis metro area.
• Prepare investment memoranda for deal pipeline and Investment Committee meetings.
• Track sale comps and maintain the database.
• Provide due diligence and analytical support for acquisitions and dispositions.
• Conduct market research and interact with market participants.
• Other duties as assigned.

Job Summary

This position will provide analytical support to the investments team in the areas of evaluation, underwriting, due diligence investigation and closing of real estate investments, including direct equity, leveraged, joint venture, preferred equity and other structured finance investments. Potential investment targets include development, stabilized, rehabilitation and value add opportunities.

Students pursuing degrees in real estate can use practical skills obtained during internships and apply these skills to their academic studies in school.

Major Responsibilities

• Assist with underwriting and investment analysis utilizing Argus AE for various types of industrial real estate transactions across nine target market in the U.S. including acquisitions, dispositions, and developments.
• Tour potential investment opportunities in the Minneapolis metro area as needed.
• Assist and provide support for preparation of investment memoranda for deal pipeline and Investment Committee meetings.
• Track sale comps and update in database.
• Provide due diligence and analytical support for potential acquisitions and dispositions.
• Perform market research and interact with market participants to extract information relevant to the investment process.
• Other duties as assigned.

Compensation

$20/hour with the ability to participate in Meritex’ 401(k) plan

Requirements

Qualifications

• Third- or fourth-year students working toward a bachelor’s degree in Real Estate or Finance, as well as graduate students, are encouraged to apply.
• General understanding of commercial real estate terms and definitions.
• Coursework or experience in developing financial models, cash flows, IRR analysis.
• Coursework or knowledge of Argus AE software strongly preferred.
• Strong verbal and written communication skills.
• Ability to work in a team environment across multiple departments.
• Ability to work apart from direct supervision and manage tight deadlines.
