Job summary

The Meritex Company is seeking an intern to support asset management and operations activities, reporting to the Asset Manager. You will work on analytical projects, apply AI tools, and collaborate across departments in a hybrid schedule that fits academic commitments.

Responsibilities include gathering and analyzing property performance data, assisting with budgeting and valuation analyses, and creating clear management reporting using Excel and BI tools. Summer 2027, compensation $20/hour.

Qualifications

• Current or recent student pursuing a business degree; 3rd/4th year or graduate student encouraged.
• Proficient in Word and Excel; intermediate Excel (formulas, lookup, pivot tables, charts).
• Experience with financial/data modeling is a plus.
• Familiarity with generative AI tools and BI platforms preferred.
• Strong attention to detail, analytical judgment, and ability to meet deadlines.
• Ability to work cross‑departmentally and collaboratively.

Responsibilities

• Support annual budgeting process: organize assumptions, review results, and assist variance analysis.
• Develop Excel-based reports, dashboards, and presentations for management.

• Apply AI tools to research, summarize findings, automate repetitive work, and improve processes.
• Manage assigned work independently and communicate progress within deadlines.

Job Summary

This position will gather, validate, analyze, and report financial and operational information related to historical property performance, annual budgets, valuations, and other business initiatives. The intern will complete both independent and cross‑departmental projects, using Excel, AI tools, and other analytical technology to identify trends, improve processes, explain variances, and develop clear reporting for management. The work will provide practical exposure to commercial real estate asset management, property operations, business technology, and data-informed decision‑making.

Major Responsibilities

• Gather, validate, and analyze property‑level operational and financial information, with an emphasis on historical performance, trends, and variances.
• Support the annual real estate budgeting process by organizing assumptions, reviewing historical results, validating inputs, and assisting with variance analysis.
• Develop and improve Excel‑based reports, dashboards, and presentation materials that translate detailed information into clear insights for management.
• Support valuation analyses and a variety of asset management, operational, business technology, and process‑improvement projects as assigned.
• Work cross‑departmentally with asset management, property operations, accounting, business technology, leasing, and other stakeholders to collect information, solve problems, and advance projects.
• Apply AI tools responsibly to research, analyze information, summarize findings, automate repeatable work, and improve the quality and efficiency of business processes.
• Manage assigned work independently, communicate progress, and deliver accurate work products within established deadlines.
• Other duties as assigned.

Compensation:

$20/hour with the ability to participate in Meritex’ 401(k) plan

Requirements

Qualifications:

• Third‑ or fourth‑year student working toward a bachelor’s degree in Business (Finance, Accounting, Economics, Data Analytics, or Real Estate preferred), as well as graduate students, are encouraged to apply.
• Proficient in Microsoft Word and Excel, with intermediate Excel skills including formulas, lookups, pivot tables, charts, and data organization preferred.
• Preferred: Coursework or experience in financial modeling, data modeling, databases, enterprise systems, or workflow automation.
• Preferred: Coursework or experience with generative AI tools, Microsoft Copilot, Power BI, Tableau, R, SQL, or other business or statistical analytics platforms.
• Strong attention to detail, analytical judgment, curiosity, and ability to follow written and verbal direction while meeting deadlines.
• Ability to work independently and collaboratively across departments while establishing effective working relationships with employees throughout the company.
• Strong organizational, written communication, presentation, and project‑coordination skills, with the ability to explain analytical and AI‑assisted findings clearly.
