About The Job

We have an exciting opportunity for a Real Estate Director to join our team. This individual will oversee analysis, selection, negotiation, and management of real estate for specific brands across major markets. Responsibilities include managing transactions for corporate offices, hubs, distribution centers, and other properties, developing market plans, site selections, and negotiations, and supporting relocation, expansion, and renewal programs.

Key Responsibilities

1. Develop real estate strategies and execution plans in collaboration with Data Analytics and FP&A teams, including evaluating store positioning, closures, relocations, and remodels.
2. Partner with cross-functional teams to identify opportunities aligning with corporate strategies.
3. Analyze market data such as demographics, income, trends, and competitors to assess site feasibility.
4. Work with field VPs to support development needs and maintain portfolio review processes.
5. Research customer density, competition, traffic, and trade areas.
6. Build and train a broker network for site location and lease negotiations, monitoring performance.
7. Negotiate lease terms, including rent, conditions, landlord contributions, ensuring alignment with legal and business standards.
8. Prepare and present site proposals to the Real Estate Committee, collaborating with analytics and finance teams.
9. Coordinate with landlords and legal teams on lease issues.
10. Establish relationships with developers for future retail development.
11. Coordinate with design and construction teams from site selection to opening.
12. Manage the pipeline of new stores and real estate initiatives, providing accurate projections and reports.
13. Manage transactions involving owned assets, including sales and leasebacks.
14. Oversee portfolio assets like hubs, distribution centers, and offices.

Skills & Experience

• Bachelor’s degree in Business, Real Estate, or related; 10+ years of relevant experience.
• Preferred: Master’s degree and 20+ deals annually in retail real estate.
• Strong communication, organization, and proficiency in MS Office.
• Ability to interpret P&L statements and develop action plans.
• Knowledge of Demographic Mapping Software.
• Excellent negotiation, coaching, and mentoring skills.
• Understanding of complex leases and legal terms.
• Proficiency in spreadsheets, analysis, and program management.
• Highly organized, able to manage multiple projects efficiently.

Work Environment & Demands

• Extended periods at a computer, physical activity including lifting up to 25 pounds.
• Work hours typically 40 per week, with onsite interaction in Atlanta and up to 20% travel.
