Job summary

Rocky Mountain Communities seeks a Director of Development – Real Estate to lead complex affordable housing projects from sourcing through lease-up in Colorado. You will coordinate financing, design, construction, and partnerships, reporting to the VP of Real Estate.

The role demands seven+ years in related fields, strong LIHTC and public financing expertise, excellent leadership and analytical capabilities, and the ability to manage multiple projects with minimal oversight.

Qualifications

• Seven+ years in housing development, business, finance, urban planning or related field, preferably for a non-profit, government agency or private financial institution
• Proficient in LIHTC, public activity bonds, tax-exempt financing and related funding mechanisms
• Strong analytical, communication and relationship management abilities

Responsibilities

• Provide oversight of affordable housing developments including site control, planning, design, entitlements, predevelopment and development financing, construction, and lease-up
• Build community support and coordinate with internal and external stakeholders
• Supervise architects, contractors, consultants and other development team members
• Ensure projects are delivered on time and within budget
• Assist VP Real Estate with identifying acquisition opportunities and evaluating feasibility
• Negotiate major agreements and financing documents (LPAs, loan docs, contracts)
• Collaborate with VP Real Estate to define plans, populations and unit mix
• Support junior staff to develop their skills
• Maintain relationships with external partners
• Stay informed on industry trends and report progress to CEO/Board
