  • Review due diligence materials, coordinate title and ALTA surveys, and resolve issues affecting development plans.
  • Lead entitlement processes including site plans, variances, zoning, and plan review.
  • Coordinate utility designs, permits, and development fees; present to city and other agencies as needed.
  • Lead project design with architects and engineers; secure permits and approvals to construct.
  • Assist in preparing debt and equity packages and coordinating closings with lenders.

Job description

Lead multifamily projects from pre-development and entitlement through financing, construction, and operational handoff.
The Opportunity

Our Denver based client is seeking a Director of Development to lead the execution of multifamily development projects in Colorado. This role brings together project administration, due diligence, municipal approvals, design and permitting, financing support, and construction oversight. The successful candidate will be a highly organized development professional who can manage multiple priorities, build productive relationships with public agencies and consultants, and maintain urgency and accountability throughout the development process.

What You Will Lead
Project Planning and Administration
  • Create and maintain project schedules, updating them as project conditions change.
  • Support purchase agreements, escrow openings, and tracking of critical dates.
  • Prepare detailed project budgets, schedules, programs, market assessments, and risk analyses for projects under contract.
Pre-Development and Due Diligence
  • Manage pre-development activities, financial analysis and underwriting, site feasibility, and due diligence.
  • Prepare and administer consultant contracts covering utilities, environmental review, soils, survey, architecture, civil engineering, and related scopes.
  • Review due diligence materials, coordinate title and ALTA survey reviews, route reports for third-party review, and resolve issues affecting development plans with supervisors, attorneys, and consultants.
Entitlements and Municipal Approvals
  • Lead entitlement processes, including site plans, variances, zoning, and plan review.
  • Develop effective relationships with City staff, elected officials, utility companies, and reviewing agencies.
  • Confirm plan-review, permit, and development fees; coordinate utility designs and estimates; and present to City staff, Planning and Zoning committees, City Councils, and other agencies as needed.
Design, Construction Documents, Utilities, and Permits
  • Lead the project design team and contract with architects, civil engineers, landscape architects, utility consultants, and other design professionals.
  • Manage utility coordination, review construction drawings and finish specifications for accuracy, and secure the permits and approvals required to construct each project.
Financing and Closing Support
  • Assist in preparing debt and equity solicitation packages and structuring project capital needs through financial closing.
  • Provide lenders and investors with required project information; support land acquisition and construction-loan closings; coordinate project insurance; and assist with monthly loan draws.
Construction and Cross-Functional Execution
  • Partner closely with the Construction Manager and design consultants to resolve design, program, and construction issues and monitor approved actions.
  • Attend Owner/Architect/Contractor meetings and report to internal leaders, financial partners, and lenders on draws, forecasts, schedules, risks, marketing, and critical open issues.
  • Create accountability with leasing and property management teams for project marketing, financial performance, schedule, execution, and delivery.
  • Identify ongoing opportunities to improve departmental efficiency, profitability, and productivity.
What You Bring
  • At least five years of relevant multifamily real estate development or related experience.
  • Intermediate-to-senior-level financial modeling experience, with the mathematical skills to work with budgets, financial records, and fiscal reporting.
  • Experience working with municipalities to obtain entitlements and building permits.
  • Ability to read and interpret zoning and entitlement documents, CC&Rs, agreements and contracts, due diligence and title reports, ALTA surveys, and civil and architectural drawings.
  • Strong verbal, written, and presentation skills.
  • Excellent organization, attention to detail, sound judgment, a natural drive to overcome obstacles, and the ability to manage multiple projects simultaneously.
  • A strong sense of urgency and the ability to elevate critical issues for timely resolution.
  • Proficiency with Microsoft Project, Word, and Excel.
  • A punctual, dependable, and reliable work ethic.
