Job summary

Career Options Recruiting Solutions seeks a Director of Development to lead multifamily projects from pre-development through financing, construction, and handoff in Colorado. You will manage schedules, budgets, entitlements, and coordinating with public agencies and consultants.

The role requires strong organizational skills, financial modeling, and extensive interaction with municipalities, lenders, and design teams to ensure timely delivery and financial success.

Qualifications

• Bachelor's degree preferred in Urban Design, Planning, Real Estate, Business, Architecture, Engineering, Construction Management, or related field.

Responsibilities

• Create and maintain project schedules, updating them as project conditions change.
• Support purchase agreements, escrow openings, and tracking of critical dates.
• Prepare detailed project budgets, schedules, programs, market assessments, and risk analyses for projects under contract.
• Manage pre-development activities, financial analysis and underwriting, site feasibility, and due diligence.
• Review due diligence materials, coordinate title and ALTA surveys, and resolve issues affecting development plans.
• Lead entitlement processes including site plans, variances, zoning, and plan review.
• Coordinate utility designs, permits, and development fees; present to city and other agencies as needed.
• Lead project design with architects and engineers; secure permits and approvals to construct.
• Assist in preparing debt and equity packages and coordinating closings with lenders.
