Job summary

Wiss client seeks a Real Estate Controller to oversee fiscal responsibility, reporting, and analysis for Funds, Direct Investment Vehicles, and development projects. The hybrid role is based in Morris County, NJ.

Responsibilities include cash management, budgeting, external audit preparation, and ensuring compliance with partnership and debt agreements. Strong GAAP, IRR knowledge, and Yardi Voyager proficiency are essential.

Qualifications

• Bachelor’s degree in Accounting or Finance.
• 3–5+ years of related experience.
• Prior real estate, development/construction, and/or cost accounting experience required.
• Strong GAAP accounting background.
• Understanding of IRR and financial metrics.
• Yardi Voyager proficiency required.
• Experience managing liquidity requirements.
• Experience reading Fund/Joint Venture/Partnership agreements and waterfalls.
• Experience understanding debt structures and covenants.
• Strong budgeting and reforecasting experience.
• Proficiency in Microsoft Office, including Excel.
• Excellent written and verbal communication skills.
• Ability to manage multiple projects independently.

Responsibilities

• Manage cash at project, entity, and fund levels; review weekly cash requirements.
• Read and understand organizational agreements; prepare reports for partners.
• Prepare internal fee invoices and maintain fee trackers.
• Create/update fund-level budgets, cash flows, and financial plans.
• Review outsourced accounting information; assist with tax planning with external consultants.
• Calculate partner distributions with asset manager coordination.
• Support 1031 exchange compliance and year-end valuation process.
• Monitor compliance with partnership, debt, and management agreements.

Job description

A Wiss client is seeking a Real Estate Controller to join their team. The Real Estate Controller will be responsible for all aspects of fiscal responsibility, financial reporting, and analysis for a group of Funds, Direct Investment Vehicles, and associated development projects, as applicable.This position is hybrid in Morris County, NJ.

Key Responsibilities

• Manage cash at the project, entity, and fund levels, including weekly review of cash requirements and determination of vendor and other disbursements.
• Read and understand organizational agreements.
• Create and distribute reports as needed for partners and other stakeholders, including quarterly and annual audited financial statements.
• Maintain fee trackers and prepare internal fee invoices.
• Create and update fund-level budgets, cash flow forecasts, and financial plans.
• Review accounting and financial information provided by outsourced accountants.
• Assist with tax planning for entities in coordination with outside tax consultants.
• Calculate and present partner distributions for approval in coordination with the asset manager at the fund and property levels.
• Assist with promote models and other projects as assigned, including providing information needed for performance track records.
• Calculate and/or review disposition waterfalls and allocation of proceeds.
• Monitor compliance with partnership, debt, and management agreements.
• Monitor lender compliance and line availability.
• Assist with 1031 exchange compliance.
• Assist with the year-end valuation process.

Required Skills & Qualifications

• Bachelor’s degree in Accounting or Finance.

Salary will be commensurate with experience: $140,000-$150,000 + disc bonus.
