Job summary

Perform Properties is a Blackstone portfolio company focused on high-performing retail and office properties across the U.S. This Director–Asset Management role leads a team to improve value through rigorous analytics, overseeing major leases, capital investments, and dispositions.

The role requires travel to assets, five days a week in the office, and close collaboration with cross-functional partners to drive asset and portfolio value.

Qualifications

• 6+ years of experience at a reputable real estate investment firm with significant experience in open-air retail.
• 2+ years of people management experience.
• Excellent written and verbal communication skills.
• Ability to translate complex technical concepts into understandable business terms.
• Strong understanding of real estate fundamentals, valuation, transactions, asset management, and leasing.

Responsibilities

• Investment Cash Flow Modeling – Collaborate with market leadership to build cash flow models and report variances.
• Strategic Financial Analysis – Lead hold/sell evaluations and capital decision analyses.
• Liquidity / Cash Management – Own cash models and portfolio liquidity reporting.
• Asset-Level Projects – Identify and implement value-add projects aligned with underwriting.
• Dispositions and Due Diligence – Lead due diligence and closing coordination for dispositions and financing.
• Organization and Communication – Drive collaboration and communication of asset strategies.
• Manage and Mentor Team – Develop and coach junior colleagues; travel to assets.
