Position Requirements
Formal Education
- Required: High school diploma or GED
- Preferred: Bachelor’s degree or higher in Real Estate, Construction Management, Business, or Finance
Knowledge & Experience
- Preferred: Experience in commercial real estate, especially in retail or industrial applications
- Reviewing and negotiating lease agreements, renewals, or identifying locations for new retail and commercial stores
- Expertise in real estate document preparation, negotiating skills, construction, signage, and economics
Travel
Up to 10%
Core Responsibilities and Tasks
- Understanding legal lease language, lease articles, and changes in the real estate legal landscape
- Providing analytical reports for the Real Estate department and division
- Assisting with packages for the Real Estate Committee
- Handling calls from landlords regarding real estate accounting questions
- Directing questions to leasing, construction, and installation departments
- Interpreting lease language for field employees
- Negotiating lease extensions, renewals, rent reductions, and terminations as needed
- Renewing leases at the lowest possible rent while maintaining long-term lease control
- Managing lease renewals and extensions for outside tenants in company facilities
- Property management of company-owned facilities
- Travel up to 10% for projects and site visits
- Negotiating Sherwin-Williams’ lease documents with in-house legal support
- Representing Sherwin-Williams at trade association functions and educational seminars as directed
- Performing physical activities such as standing, walking, lifting, carrying, reaching, or climbing as required
- Considering factors like operating expenses, market demographics, and site selection criteria for leased locations
- Performing other job responsibilities as required
