Job summary

Jobtailor is seeking a senior Quantity Surveyor to perform quantity takeoffs, validate contractor progress, and review cost breakdowns on complex semiconductor construction projects in the United States. The role requires detailed measurement from drawings, specifications, and BIM models, with emphasis on accurate progress tracking and value management.

Qualifications

  • Bachelor’s degree in Quantity Surveying, Construction Management, Engineering, or a related field.
  • 5+ years of quantity surveying, estimating, or construction cost-management experience.
  • Experience validating work-in-place and contractor-reported progress.
  • Knowledge of Schedule of Values development and progress measurement.
  • Experience reviewing mechanical, electrical, process piping, cleanroom, structural, and architectural quantities.
  • Ability to evaluate change order quantities, unit rates, labor productivity, and material pricing.
  • Knowledge of lump-sum and Guaranteed Maximum Price construction contracts.
  • Professional certification such as MRICS, RICS, CCEA, CCP, or equivalent preferred.

Responsibilities

  • Perform quantity takeoffs from drawings, specifications, and BIM models.
  • Validate contractor-reported progress against actual work completed.
  • Review Schedule of Values for structure, allocation, quantities, and scope alignment.
  • Confirm reported percent complete based on verified quantities and field work.
  • Review drawings and trade packages for scope coverage and revisions.
  • Measure quantities for cleanroom, mechanical, electrical, process piping, structural, and architectural systems.
  • Review GMP breakdowns, subcontract awards, and trade buyouts.
  • Identify scope gaps, overlaps, and discrepancies across packages.
  • Evaluate change orders, unit rates, labor hours, and material costs with supporting calculations.
  • Prepare quantity validation, progress assessment, and commercial review reports.
  • Support payment applications through independent verification of completed work.

Job description

• Perform quantity takeoffs and field verification for semiconductor construction scopes.
• Validate contractor-reported progress against actual installed work.
• Review contractor Schedule of Values for structure, allocation, quantities, and alignment with the contracted scope.
• Confirm reported percent complete based on verified quantities and work-in-place.
• Review construction drawings, specifications, trade packages, subcontract scopes, and issued design revisions.
• Measure and validate quantities associated with cleanroom, mechanical, electrical, process piping, structural, architectural, and utility systems.
• Review Guaranteed Maximum Price breakdowns, subcontract awards, trade buyout packages, and scope coverage.
• Identify scope gaps, overlaps, omissions, and quantity discrepancies between trade packages.
• Review change order quantities, unit rates, labor hours, material costs, productivity assumptions, and supporting calculations.
• Validate quantities associated with design changes, field conditions, and contractor change requests.
• Prepare quantity validation, progress assessment, and commercial review reports.
• Support payment application reviews through independent verification of completed work.

Requirements
  • Strong knowledge of quantity surveying, estimating, and construction cost measurement.
  • Ability to perform detailed quantity takeoffs from drawings, specifications, and BIM models where available.
  • Experience validating work-in-place and contractor-reported progress.
  • Knowledge of Schedule of Values development and progress measurement.
  • Experience reviewing mechanical, electrical, process piping, cleanroom, structural, and architectural quantities.
  • Ability to evaluate change order quantities, unit rates, labor productivity, and material pricing.
  • Knowledge of lump-sum and Guaranteed Maximum Price construction contracts.
  • Advanced Microsoft Excel skills.
  • Experience with quantity takeoff, estimating, BIM, or construction cost-management software.
  • Bachelor’s degree in Quantity Surveying, Construction Management, Engineering, or a related field.
  • 5+ years of quantity surveying, estimating, or construction cost-management experience.
  • Experience supporting semiconductor fabrication, cleanroom, advanced manufacturing, or other technically complex capital projects.
  • Experience with high-value mechanical, electrical, process utility, and cleanroom scopes.
  • Experience reviewing Guaranteed Maximum Price breakdowns and trade buyout packages.
  • Professional certification such as MRICS, RICS, CCEA, CCP, or an equivalent credential preferred.
