We are seeking a Property Specialist who will be responsible for finance and maintenance activities for studentresidence hall and 10 rental properties belonging to the PeabodyInstitute.

Specific Duties & Responsibilities
Property Management
  • Generate necessary legal action, documents, and process inaccordance with State law.
  • Provide constant vendor/contractor communications; ensurevendors are submitting invoices in timely manner. Ensure invoicesare accurate and complete invoice approvals in a timelymanner.
  • Ensure property is rented to fullest capacity
  • Coordinate maintenance schedules and follow up in progress ofwork completion.
  • Learn and ensure compliance with all JHU, local, state, andfederal safety rules.
  • Perform regular property inspections and complete inspectionreport. Recommends alterations, maintenance and reconditioning asnecessary.
  • Work with the Director of Facilities to coordinate tenantimprovement and capital projects.
  • Respond to tenant needs, ensuring that administrative andbuilding technical staff resolve problems promptly. Ensuresservices are provided in compliance with policies, procedures,regulations and contractual obligations and standards.
  • Prepare all Service Agreement and Construction Agreementdocuments (including work authorizations, addendum's, amendmentsand contract approval forms) in compliance with JHU businesspractices.
  • Track and maintain Energy Star benchmarking data so informationis current and accurate.
  • Administer all leases to assure compliance withprovisions/agreement.
  • Show space to prospective tenants.
  • Communicate clearly and on a timely basis with the BusinessOffice using and/or providing the appropriate documentation.
  • Maintain compliance with all JHU personnel policies andprocedures.
  • Miscellaneous duties or projects as assigned by the Director ofFacilities.
Budget and Finance
  • Maintain accurate records of all transactions and submit ontimely basis (i.e., rent rolls, delinquency reports,move-in/move-outs, etc.)
  • Prepare annual budgets and income projections in a timely andaccurate manner
  • Ensure that all rents and late fees/check charges arecollected, posted, and deposited in a timely manner
  • Confirm all leases, contracts, and purchase orders to ensureaccuracy and proper documentation.
  • Assist Director of Facilities with the development andcontrolling of operating and capital budget.
  • Manage and coordinate day-to-day financial transactionsincluding accounts receivables and accounts payable.
Minimum Qualifications
  • Bachelor’s Degree
  • Three years property management experience
  • Additional education may substitute for required experience,and additional related experience may substitute for requirededucation beyond a high school diploma/graduation equivalent, tothe extent permitted by the JHU equivalency formula.
Preferred Qualifications
  • Effective and professional customer service skills.
  • Familiarity with Microsoft Office (word and Excel), SAPaccounting software as well as ability to learn new softwareprograms.

Classified Title: Property Specialist Role/Level/Range: ATO 40/E/03/OH Starting Salary Range: $58,136 - $103,376 Annually ($75,990targeted; Commensurate w/exp.) During the Influenza ("the flu") season, as a condition of employment, The Johns Hopkins Institutions require all employees who provide ongoing services to patients or work in patient care or clinical care areas to have an annual influenza vaccination or possess an approved medical or religious exception. Failure to meet this requirement may result in termination of employment.

The pre-employment physical for positions in clinical areas, laboratories, working with research subjects, or involving community contact requires documentation of immune status against Rubella (German measles), Rubeola (Measles), Mumps, Varicella (chickenpox), Hepatitis B and documentation of having received the Tdap (Tetanus, diphtheria, pertussis) vaccination. This may include documentation of having two (2) MMR vaccines; two (2) Varicella vaccines; or antibody status to these diseases from laboratory testing. Blood tests for immunities to these diseases are ordinarily included in the pre-employment physical exam except for those employees who provide results of blood tests or immunization documentation from their own health care providers. Any vaccinations required for these diseases will be given at no cost in our Occupational Health office.
