Compensation: $50,000–$70,000 annually, depending on experience
About Us
Assembly STL is a locally owned property management company overseeing approximately 100 residential and commercial rental units throughout downtown and south St. Louis city.
We're a small, entrepreneurial company focused on maintaining quality housing, improving our properties, and delivering a positive experience for residents. We take pride in our buildings and believe that proactive management, clear communication, and attention to detail make all the difference.
We're looking for a motivated, organized, and dependable individual to take a leadership role in our daily property operations.
About the Role
This is an opportunity for someone who enjoys taking ownership, solving problems, and seeing the results of their work.
As our Property Operations & Leasing Manager, you'll be responsible for keeping our properties operating smoothly, minimizing vacancies, coordinating maintenance and renovations, and ensuring that projects move forward efficiently.
You'll work directly with the owner, alongside remote administrative support, maintenance personnel, and outside contractors.
This is an operations and management position, not a dedicated maintenance technician role. While construction and maintenance knowledge are valuable, your primary responsibility will be ensuring the right work gets completed correctly, efficiently, and on schedule.
Key Responsibilities
Property Operations
- Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities for improvement.
- Serve as a primary local point of contact for residents, vendors, and contractors.
- Coordinate service requests, maintenance schedules, and preventive maintenance.
- Ensure common areas, building systems, and vacant units are properly maintained.
- Identify problems early and take initiative to resolve them.
Leasing & Vacancy Management
- Coordinate property listings, inquiries, showings, and leasing activities.
- Help prospective residents navigate the application and move-in process.
- Manage move-in and move-out inspections.
- Take ownership of vacant-unit readiness and work to minimize time between residents.
- Track leasing activity and proactively recommend improvements.
Renovations & Project Coordination
- Oversee apartment turnovers, repairs, and renovation projects.
- Obtain contractor estimates, coordinate scheduling, and monitor progress.
- Inspect completed work for quality and completeness.
- Track project timelines, costs, and outstanding items.
- Ensure projects continue moving forward without unnecessary delays.
Communication & Accountability
- Maintain organized records of property conditions, maintenance activities, and project progress.
- Provide clear, consistent updates to ownership.
- Coordinate with our remote administrative and bookkeeping team.
- Prioritize daily and weekly responsibilities independently.
- Follow through on commitments and ensure unresolved issues don't fall through the cracks.
What We're Looking For
Ideal Qualifications
- Experience in property management, leasing, construction coordination, facilities operations, or a related field.
- Strong organizational skills and the ability to manage multiple properties and projects simultaneously.
- Excellent communication and customer service skills.
- Practical understanding of building maintenance and residential renovations.
- Comfort using technology, digital work orders, and property management software.
- Valid driver's license and reliable transportation for visiting properties throughout St. Louis.
- Ability to work independently and make sound decisions.
Most Importantly, We're Looking for Someone Who:
- Takes initiative rather than waiting for instructions.
- Follows through and takes responsibility for results.
- Is comfortable making decisions and solving problems.
- Treats residents, contractors, and coworkers with professionalism and respect.
- Can balance immediate maintenance needs with longer‑term priorities.
- Enjoys working in a small business where their contributions genuinely matter.
What We Offer
- Competitive compensation based on experience.
- A high level of independence and responsibility.
- Direct access to ownership and the ability to influence how the business operates.
- A varied workday involving property visits, leasing, project coordination, and problem‑solving.
- The opportunity to grow with an established local real estate portfolio.
Schedule
Primarily Monday through Friday, with occasional flexibility required for leasing appointments, urgent property issues, or project needs.
Assembly STL is an equal opportunity employer.
