Job summary

ABEL BISHOP & CLARKE REALTY CO is seeking a Property Manager in Lorain, OH to oversee leasing, maintenance, and financial operations. The role ensures high occupancy, efficient staff supervision, and compliance with Fair Housing and company policies.

You will administer HUD recertifications, review EIV and HAP reporting, manage rent collections, and coordinate capital improvements within budget guidelines. The position requires strong leadership and communication with residents and staff.

Qualifications

• Education: High School Diploma/GED required; some college beneficial.
• Work Experience: at least 2 years of Affordable Housing experience required.
• Licenses/Certifications: COS (beneficial), TCS (beneficial), and valid driver’s license required.

Responsibilities

• Supervise leasing and maintenance staff including delegating work, reviewing deadlines, training and scheduling.
• Maintain property occupancy by effectively retaining residents.
• Approve lease applicants and process for move-in.
• Administer HUD recertifications and review EIV reports as required, review monthly HAP voucher.
• Rent collections and delinquency reporting.
• Oversee all aspects of property maintenance, including unit turns, work orders, curb appeal, and inspections.
• Coordinate resident activities and correspondence.
• Obtain and negotiate bids and manage capital improvement projects.
• Operate within a purchasing budget and guidelines.
• Ensure reporting is completed in a timely manner.
• Conduct interviews, performance reviews, and new hire onboarding.
• Attend court proceedings and company trainings.
