Job summary

Housing Trust Group (HTG) is seeking a seasoned Property Manager to oversee all aspects of property operations, including maintenance, budget planning, expense control, and tenant relations for assigned communities. The role emphasizes research, inspections, and supporting financial objectives through rent collection and variance analysis.

Qualifications

• High school diploma or GED is required; bachelor’s preferred.
• 5+ years of tax credit property management experience.
• Ability to manage multiple properties at a high performance level.
• Knowledge of laws related to property management and tenant rights.

Responsibilities

• Perform QA inspections weekly, monthly, and quarterly.
• Maintain building systems and supervise all repairs.
• Manage day-to-day operations of multiple units and 24/7 emergency response.
• Assist Leasing Representative to maintain high occupancy.
• Communicate effectively with tenants throughout tenancy.
• Read and interpret legal documents and contract service agreements.
• Administer collections, collect rent, and follow delinquencies.
• Enforce rental agreements and building rules.
• Schedule and complete assigned projects and manage operating expenses.
• Prepare annual budgets and analyze variances.
• Evaluate contracts and negotiate pricing.
• Interview and hire site staff and supervise training.
• Maintain safety programs and building security.
