Property Manager – Student Housing

Madison, WI

Are you an experienced Property Manager who thrives in a fast-paced, resident-focused environment? We're seeking a dynamic leader to oversee the daily operations of one of Madison's premier student housing communities.

This is an exciting opportunity to make a lasting impact. For the first time, this well-established community is bringing property management leadership on-site, creating a highly visible role with the autonomy to shape operations, build a high-performing team, and elevate the resident experience. Reporting directly to company leadership, you'll play a key role in driving the property's continued success while helping reduce reliance on the corporate office as the company continues to expand its portfolio.

Located directly on the lake in the heart of Madison's iconic fraternity and sorority district, this community offers one- to five-bedroom apartments and maintains exceptional occupancy, with more than 90% of the upcoming academic year already pre-leased. As the market becomes increasingly competitive with new student housing developments, we're looking for a proven leader who can keep the community performing at the highest level.

What You'll Do

• Lead all day-to-day operations, including leasing, maintenance coordination, resident services, and overall property performance.
• Supervise, mentor, and develop the on-site leasing and maintenance teams.
• Drive leasing strategy, monitor traffic and conversion metrics, and maintain strong occupancy throughout the leasing cycle.
• Oversee the resident experience from application through renewal and move-out while professionally resolving resident concerns.
• Manage property budgets, monitor financial performance, and identify opportunities to improve NOI.
• Coordinate unit turns, preventive maintenance, and work order completion to ensure operational excellence.
• Maintain accurate records using property management software and ensure compliance with company policies.
• Uphold the property's appearance and ensure exceptional curb appeal and community standards.
• Serve as the primary on-site decision-maker and trusted leader for both residents and staff.

What We're Looking For

• 2+ years of experience as a Property Manager, preferably within student housing.
• Previous student housing experience is strongly preferred.
• Proven success leading on-site teams while maintaining high occupancy and resident satisfaction.
• Strong leadership, organizational, and problem-solving skills with a hands‑on management style.
• Financial acumen, including experience managing budgets, financial reporting, and property performance.
• Experience with property management software such as Yardi, Entrata, AppFolio, or similar platforms.
• Excellent communication skills with the ability to build relationships with residents, vendors, and internal stakeholders.
• Wisconsin real estate license is a plus but not required.
