Job summary

LVL Living is seeking a Property Manager to own Marina Sol Apartments on-site in Pensacola, FL. You will be the primary steward of daily operations, financial performance, and resident experience, driving leasing, collections, and maintenance with accountability.

You’ll lead an on-site team, enforce standards, and ensure compliance with Fair Housing and local regulations. This role requires 3+ years in multifamily property management and proficiency with Yardi or similar software.

Qualifications

• 3+ years of hands-on multifamily property management experience.
• Bilingual (English + Spanish) preferred.
• Proven ability to lead on-site teams and drive asset performance.
• Strong budgeting and expense control experience.
• Working knowledge of Fair Housing laws and regulatory compliance.
• Proficiency with property management software (Yardi or similar preferred).

Responsibilities

• Own daily operations without supervision and maintain property standards.
• Lead leasing activity, pricing, and unit readiness with precision.
• Manage rent collections, delinquencies, and revenue tracking.
• Review financials regularly and act on variances.
• Hire, train, and manage on-site staff to meet performance goals.

The Property Manager is the on-site leader and primary steward of Marina Sol Apartments. You own the daily operation, financial performance, resident experience, and physical condition of the asset.

• Own daily operations without supervision
• Protect and enhance the long-term value of the property
• Run the Property
• Own all day-to-day operations: leasing, maintenance, resident relations, compliance, and reporting
• Ensure the property is clean, safe, market-ready, and operating at all times
• Drive Leasing & Revenue
• Execute leasing strategy, pricing, and unit readiness with precision
• Lead leasing activity with urgency, professionalism, and accountability
• Manage rent collections, delinquencies, and revenue tracking
• Review financials regularly and act immediately on variances
• Lead the On-Site Team
• Hire, train, coach, and manage property staff
• Protect the Asset
• Conduct routine inspections of units, common areas, and building systems
• Oversee maintenance, turns, preventative care, and capital projects
• Manage vendors and contractors—performance is required, not optional
• Ensure compliance with all local, state, and federal regulations, including Fair Housing
• Control Risk & Resident Experience
• Handle resident issues with professionalism, firmness, and fairness
• Enforce lease terms and community standards consistently
• Implement emergency and risk management procedures
• Maintain documentation that is clean, accurate, and audit-ready
• You respect systems, standards, and structure—and uphold them daily

3+ years of hands-on multifamily property management experience

• ~ Strong financial acumen with budgeting and expense control experience
