Qualifications

• Two years of property management experience preferred.
• Strong communication, writing, problem-solving, and organizational skills.
• Proficiency in Microsoft Excel and Word; experience with OneSite preferred.

Responsibilities

• Maintain occupancy levels that meet or exceed budgeted goals and manage an active waitlist for timely unit turnover.
• Collect rent following policies; issue late notices, set up payment plans, initiate evictions, and coordinate with collection agencies when needed.
• Manage budgeted expenditures, monitor cash flow, and obtain bids for major purchases.
• Coordinate make-ready activities with maintenance to ensure turnover within 30 days or less.
• Approve, code, and submit invoices to the main office weekly.
• Maintain property and grounds through inspections, preventive maintenance, and repairs.
• Create and track work orders for timely completion by maintenance staff.
• Complete annual tenant certifications by lease renewal dates to ensure compliance.
• Maintain KHRC database (Procorem) and other required compliance systems.
• Participate in site/file inspections with partners, state agencies, and auditors.
• Address and document lease violations promptly.
