Job summary

ZRS Management is seeking a hands-on Property Manager to oversee day-to-day operations of multifamily communities in Arizona. You will handle leasing, rent collection, maintenance coordination, and resident relations while maximizing revenue and profitability.

You will lead a team of leasing consultants and maintenance staff, work with maintenance to complete work orders, manage renewals and budgeting, ensure compliance with regulations, and maintain accurate financial records.

Qualifications

• High school diploma required; post-secondary in business or property management preferred.
• Prior property management experience in multifamily housing is highly preferred.
• Valid driver’s license and ability to work flexible hours.

Responsibilities

• Oversee leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract/retain residents.
• Conduct market research to set competitive rental rates.
• Hire, train, supervise, and motivate leasing consultants and staff.
• Collaborate with maintenance to complete work orders and move-ins.
• Oversee lease renewals and maximize resident retention.
• Maintain compliance with company standards and regulations.
• Prepare budgets and analyze financial performance.
• Resolve resident concerns and maintain a positive community atmosphere.
• Provide timely responses to clients, Regional Manager, and accounting.

Job Description:

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property’s revenue potential. The position of Property Manager reports directly to the Regional Manager.

The Property Manager’s primary focus shall include but not limited to:

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
