Job summary

CommonPlace is seeking a Property Manager to lead our community in Charlotte, NC. You will oversee operations, leasing, resident services, and staff supervision to deliver an exceptional living experience.

Ideal candidates have 3–5 years in property management, strong leadership and budgeting skills. Experience with OneSite or AppFolio is preferred, and availability Monday–Friday with occasional weekends.

Qualifications

• Fair Housing knowledge; must complete Fair Housing Certification.
• 3–5 years of property management leadership experience.
• Strong leadership, communication, conflict resolution, and problem-solving skills.
• Financial and business acumen with budget management experience.
• Ability to sit, walk, and stand for extended periods; adaptable to on-site demands.

Responsibilities

• Oversee daily property operations including leasing, resident services, maintenance, and administrative tasks.
• Lead on-site staff: hiring, training, delegation, scheduling, performance evaluations.
• Ensure compliance with regulations including Fair Housing, OSHA, and safety guidelines.
• Conduct property inspections and coordinate with maintenance for a safe, move-in-ready environment.
• Develop and manage budgets, track variances, and oversee payables/receivables.
• Complete month-end and year-end financial reports.
• Lead leasing processes: tours, applications, screenings, deposits, leases, move-ins.
• Build resident relationships, address concerns, and drive retention and engagement.
• Develop and oversee marketing strategies and campaigns to maximize occupancy and revenue.
• Exercise independent judgment to resolve resident, employee, and vendor issues.
