Job summary

Ambling Property Investments is seeking an experienced Property Manager for the Bristol, VA area. The role focuses on maintaining occupancy, negotiating leases, and ensuring property operations meet budget and compliance goals.

The ideal candidate has HUD/LIHTC experience, an A.A. or related experience, and 1–2 years in property management. Proficiency in Microsoft Office and PM software is required, with a valid US driver's license.

Qualifications

• Experience in HUD and LIHTC property management required.
• Associate's degree (A.A.) or related experience preferred.
• Must demonstrate literacy in the English language.
• One to two years related experience and/or training preferred.
• Working knowledge of Microsoft Office Suite and PM software (One-Site, Real Page).

Responsibilities

• Maintain occupancy by advertising and filling vacancies and negotiating leases.
• Collect rents, pay bills, forecast budget, and analyze variances.
• Create and implement marketing plans for vacancies.
• Enforce occupancy policies, inspect units, and coordinate repairs.
• Manage lease administration and file audits; ensure compliance.
