Job summary

BH Properties in the San Jose area seeks a Property Manager to be the primary contact for a select portfolio of office and retail properties. You will work closely with senior management to oversee operations, leasing coordination and budget adherence.

You will conduct property visits, maintain tenant relations, manage vendors, supervise approved projects, and support accounting and CAM reconciliation to ensure profitable, well-run properties in a fast-paced environment.

Qualifications

• Bachelor’s degree required.
• Minimum of 5 years broad-based commercial property management experience.
• Strong communication skills with internal and external customers.
• Solid understanding of contracts, leases and leasing objectives.
• Experience in customer service and tenant relations.
• Ability to initiate bid requests and manage vendors.
• Professional demeanor in all communications and actions.
• Strong time management and multitasking abilities.
• Ability to work independently with initiative in a fast-paced environment.
• Team player able to work with senior management and tenants.
• MS Office proficiency; Yardi experience strongly preferred.

Responsibilities

• Conduct periodic property visits and inspections to ensure properties are well-maintained and systems function.
• Establish and maintain positive tenant relationships and address concerns per lease requirements.
• Develop and maintain positive vendor relationships.
• Troubleshoot issues and recommend improvements.
• Oversee projects directed by senior management and executives.
• Assist leasing team during lease negotiations regarding tenant improvements and costs.
• Bid, negotiate and present project proposals for final approval.
• Ensure competitive bidding and thorough review of scope and costs.
• Oversee construction to meet scope and budget timelines.
• Review operating expenses and ensure policy compliance.
• Assist in CAM expenses and CAM reconciliation reviews.
• Prepare annual budgets and monitor expenses to meet targets.
• Submit reports timely and participate in property status meetings.
