THE MISSION
The Property Manager is the on-site leader and primary steward of Distinction Apartments. You own the daily operation, financial performance, resident experience, and physical condition of the asset. You are the standard-bearer. You will:

- Drive occupancy, revenue, and NOI

- Lead, develop, and hold your team accountable
- Protect and enhance the long-term value of the property

- Drive Leasing & Revenue Execute leasing strategy, pricing, and unit readiness with precisionLead leasing activity with urgency, professionalism, and accountabilityDrive occupancy, renewals, and rent growth through consistent follow-throughMonitor market conditions and adjust tactics in real time
- Own the Numbers Manage rent collections, delinquencies, and revenue trackingPrepare and execute the operating budget with discipline and accuracyControl expenses aggressively without sacrificing standardsReview financials regularly and act immediately on variances
- Lead the On-Site TeamHire, train, coach, and manage property staffSet clear expectations—and enforce them consistentlyBuild a culture of ownership, urgency, and professionalismAddress underperformance quickly and decisively
- Protect the Asset Conduct routine inspections of units, common areas, and building systemsOversee maintenance, turns, preventative care, and capital projectsManage vendors and contractors—performance is required, not optionalEnsure compliance with all local, state, and federal regulations, including Fair Housing
- Control Risk & Resident Experience Handle resident issues with professionalism, firmness, and fairnessEnforce lease terms and community standards consistentlyImplement emergency and risk management proceduresMaintain documentation that is clean, accurate, and audit-ready

EXPERIENCE & QUALIFICATIONS
- 3+ years of hands‑on multifamily property management experience
- Bilingual (English + Spanish) preferred
- Proven ability to lead on‑site teams and drive asset performance
- Strong financial acumen with budgeting and expense control experience
- Working knowledge of Fair Housing laws and regulatory compliance
- Proficiency with property management software (Yardi or similar preferred)
- Strong communication, organization, and problem‑solving skills
- Ability to operate in a fast‑paced, high‑expectation environment
