LVL Living is seeking an on-site Property Manager in Augusta, GA to lead daily operations, drive occupancy, and manage financial performance. This role requires a hands-on leader who enforces standards, builds a capable team, and delivers superior resident experiences.

You will oversee leasing, budgeting, and compliance with Fair Housing laws, while maintaining a culture of ownership, urgency, and accountability. Bilingual English/Spanish is a plus.

Qualifications

• 3+ years hands-on multifamily property management experience.
• Bilingual (English + Spanish) preferred.
• Proven ability to lead on-site teams and drive asset performance.
• Strong financial acumen with budgeting and expense control experience.
• Working knowledge of Fair Housing laws and regulatory compliance.
• Proficiency with property management software (Yardi or similar preferred).
• Strong communication, organization, and problem-solving skills.
• Ability to operate in a fast-paced, high-expectation environment.

• Hire, train, coach, and manage property staff
• Build a culture of ownership, urgency, and professionalism
• Address underperformance quickly and decisively
• Oversee maintenance, turns, preventative care, and capital projects
• Ensure compliance with all local, state, and federal regulations, including Fair Housing
• Handle resident issues with professionalism, firmness, and fairness
• Enforce lease terms and community standards consistently
• Implement emergency and risk management procedures
• Maintain documentation that is clean, accurate, and audit-ready

THE MISSION

The Property Manager is the on-site leader and primary steward of Distinction Apartments. You own the daily operation, financial performance, resident experience, and physical condition of the asset. You are the standard-bearer. You will:
