Job summary

The King County Housing Authority in Kent, WA is seeking a Property Manager for the Cascade Homes portfolio. This role oversees leasing, compliance, budgeting, and supervision to deliver quality housing and responsive resident services.

Responsibilities include processing applications, move-ins/outs, recertifications, rent administration, reporting, and coordinating maintenance and capital projects across sites. Travel between properties is required.

Qualifications

• Associates/Technical degree required.
• 3+ to 5 years of property management or affordable housing experience.
• Equivalent combination of experience and education may be considered.

Responsibilities

• Respond to inquiries and explain housing options to potential residents and current tenants; address resident complaints and concerns; facilitate resident meetings.
• Process applications and move in/out paperwork; show unit, complete inspection, and conduct leasing signings; screen applicants by checking credit histories, landlord references, criminal background checks.
• Conduct annual and interim recertifications to ensure compliance.
• Maintain tenancy, leasing, rent collections, rules and regulations; track vacancies and upgrades; revise leasing and real estate documents; prepare and mail resident correspondence.
• Perform tenant accounting and submit check requests; code invoices; assist with budget preparation and adjustments; prepare monthly variance reports; adjust tenant accounts; prepare rent payment agreements; prepare late rent notices when violations occur.
• Recruit and develop staff; supervise, coach and evaluate staff; create staff schedules; manage transfers/promotions/suspensions.
• Develop yearly operating budgets and monitor financial performance; review variances; approve payments; oversee purchase orders.
• Schedule testing and inspection of systems; oversee capital improvements; coordinate with other departments on resident issues and capital construction projects.
• Prepare reports on property management and participate in meetings; attend trainings to stay updated on regulations.
• Travel between property sites.
