Seeking an experienced Property Manager to ensure the efficient operation of multi-family apartment buildings by providing the highest quality product and service.

Newman Properties, a Property Management and Real Estate Development Firm, is looking for a new team member to manage multifamily properties in our portfolio on the South Shore of Massachusetts! There is significant room for growth as our company continues to expand.

This is a full-time hybrid position that would require regular travel to subject properties in Rockland, Abington, Whitman, Plymouth, and Onset. The remainder of the work can be completed from home, as we are fully remote. We do have an office space, should the need arise. Candidates will need to have access to a vehicle for travel. The position requires someone with 2-3 years of direct property management residential experience with portfolios or multifamily buildings, as well as experience managing or supervising staff. The resident experience is paramount at Newman Properties, and the ideal candidate would prioritize resident relations, while managing expenses. It will also be integral that the candidate be able to locate and maintain strong relationships with vendors with the goal being to balance quality work with cost savings. Our company utilizes Appfolio Property Management Software- experience is preferred, but not required.

Job Responsibilities

  • Ensure all maintenance requests are resolved in a timely manner.
  • Cultivate and maintain relationships with vendors, and negotiate pricing.
  • Respond to resident needs and service requests in a prompt, efficient, and courteous manner.
  • Reduce vacancy by fostering and maintaining positive resident relations.
  • Ensure all rents and monies are collected in a timely manner.
  • Ensure that the physical condition of the property, both interior and exterior is safe, attractive and running efficiently at all times.
  • Maintain occupancy at established levels, devising and implementing an effective marketing plan for the sites.
  • Regularly monitor budget throughout the year, ensuring that property operates within set financial guidelines.
  • Ensure that property meets inspection guidelines for various agencies, when applicable.
  • Supervise leasing associate to ensure maximum rents are attained with minimal vacancy.
  • Oversee larger scale construction projects and renovations as necessary.
  • Must be available to respond to emergency maintenance issues when necessary. May require some night & weekend work.
  • Monitor and oversee all contractual services, ensuring satisfactory quality of service and cost effectiveness.
  • Solicit new bids when necessary and ensure all contracts are current.

Job Qualifications

  • Proven ability to respond to residents, investigate complaints, disturbances and resolve problems following management rules and regulations in a timely manner.
  • Proficiency in Appfolio (or other management software) and Excel, preferred.Time management skills and ability to prioritize a must.
  • Solid administrative, organizational, computer, marketing skills and resident relations skills.
  • Thorough understanding of property management practices.
  • Proven ability to effectively manage support staff.
  • Knowledge of local, state, and federal housing regulations and any housing programs applicable to property.
  • Superior skills in leadership, judgment, initiative and discretion.
  • Excellent communication skills, both verbal and written.
  • Ability to read and understand financial/budget reports.
  • A Bachelor's degree in Business or a related field is a plus.
  • Knowledge of Section 8 and affordable housing programs is a plus.

The ideal candidate would be someone who is extremely organized, can multitask and handle several different projects at once, has excellent communication skills, can work in a fast paced and sometimes stressful environment, has a willingness to travel to the properties, can work independently and make decisions, and who is willing to fill a variety of different roles as needed. You must be a quick thinker and adept problem solver, able to juggle multiple projects at once.
