Job summary

Cresten is seeking a Property Manager to oversee daily operations of multi-family residential complexes. You will strive to deliver an exemplary living experience and high-quality service at a superior value for residents.

You will drive occupancy goals through strategic advertising, property tours, and timely filling of vacancies, while maintaining accurate records and communicating with vendors and residents.

Qualifications

  • Three years of Property Management or equivalent experience preferred.
  • High School Diploma required.
  • Familiar with Fair Housing Laws preferred.
  • Knowledge of Yardi property management system preferred.

Responsibilities

  • Achieve occupancy goals through strategic advertising, property tours, and timely filling of vacancies.
  • Respond to inquiries via phones, internet, and walk-ins from prospective residents.
  • Schedule and conduct property showings with prospective residents.
  • Determine the eligibility of prospective residents according to company policy.
  • Manage and maintain the property management system.
  • Communicate effectively with vendors/contractors in a timely manner.
  • Maintain accurate records, compiling reports and documentation.
  • Provide excellent customer service and resident relations.
  • Follow company safety requirements and maintain a secure premises of the property while providing solutions where applicable.
  • Supervise maintenance activities in conjunction with the Maintenance Supervisor.
  • Conduct routine inspections of the property, including common areas, grounds, and amenities.
  • Ensure work orders are completed in a timely manner.
  • Conduct market surveys, staying competitive with the market.
  • Operate within non-discriminatory and Fair Housing laws.
  • Assist in property budgets.
  • Collect rents from current residents and assist in the collection of delinquent accounts.
  • Monitor property performance metrics, such as occupancy rates, rent collection rates, and expense ratios.
  • Implement strategies to improve property performance, including cost-saving measures and increasing tenant retention.
  • Maintain and exceed personal KPI metrics, such as lead generation, lead-to-showing conversions, lease conversions, response times to tenant inquiries, and maintenance issue resolution times, and other metrics as determined by Supervisor.
  • Analyze property data to identify trends and areas for improvement.
  • Other duties as required/assigned.

Requirements
  • Detail-oriented with exceptional office skills.
  • Excellent organization, communication, and interpersonal skills.
  • Must have the ability to prioritize and multi-task.
  • Operating standard office equipment, including job-related computer hardware and software applications, including Microsoft Office products.
  • Strong supervisory and decision-making skills with the ability to exercise sound judgment and discretion.
  • Ability to analyze data, recommend solutions, and implement policies effectively.
Education and Experience
  • Three years of Property Management, General Management or equivalent experience preferred.
  • Familiar with Fair Housing Laws preferred.
  • Knowledge of Yardi property management system preferred.
  • High School Diploma required.
Work Environment
  • Work is performed in a small office setting as well as various apartment units.
Travel Requirements
  • Within Sioux Falls Metro area on a daily/weekly/monthly basis.
Physical Requirements
  • While performing the duties of this job, the employee may be regularly required to stand, sit, talk, hear, see, reach, stoop, kneel.
