Riverstone Communities is seeking a Property Manager to oversee two mobile home park communities in Raleigh and Durham, NC. You will lead a team, maintain high occupancy, and ensure resident satisfaction while managing budgets and operations.

Qualifications

• 3+ years of management experience, preferably in property/mobile home management.
• Proven excellent customer service across multiple channels.
• Experience leading a team and managing vendor relationships.

Responsibilities

• Provide excellent customer service to residents, prospects, guests, and local municipalities.
• Aim for or maintain 100% occupancy.
• Collect rent and fees on time and follow up on late payments.
• Ensure compliance with company home standards through daily property walks.
• Manage property budget and maximize profitability.
• Attend to community needs outside normal hours for emergencies.
• Plan and execute quarterly resident events.
• Maintain office and complete general admin tasks on time.
• Follow up with prospects and applicants timely.
• Adhere to Fair Housing guidelines and legal requirements.
• Be invested in Riverstone Communities' mission and communicate effectively.

We are currently seeking a qualified Property Manager for two of our communities (Horseshoe Mobile Home Park located at 5807 Horseshoe Drive Raleigh, NC 27603 and Mineral Springs Home Park located at 413 Stoney Creek Circle, Durham, NC 27703.)

The Property Manager position includes, but is not limited to:

• Provide excellent customer service towards residents, prospective residents, guests and local municipalities to help build and maintain relationships

• Work towards or maintain a 100% occupancy rate on a consistent basis

• Collection of all rent and fees in a timely manner, including following up with specific residents on late rent payments

• Ensure 100% compliance to company home standards, including walking the community daily to assess compliance

• Manage an established property budget - not exceeding the amount allocated and maximizing the communities’ profitability

• Attend to community needs outside of normal business hours when emergencies arise

• Plan and execute quarterly resident events

• Set high standards for yourself and your team, manage to performance expectations

• Maintain the property office to required standards and ensure general office work is completed to deadline

• Perform prompt follow-up and follow-through on prospects and applicants

• Adhere to all state, government, and local requirements to meet and exceed the expectations of all Fair Housing guidelines

• Be invested in the mission and vision of Riverstone Communities and the specific property you support

• Other duties as qualified and trained to do so

Property Manager Requirements:

• 3+ years of experience within management, preferably in property management/mobile home property management

• 3+ years of proven excellent customer service experience through various methods - in person (verbally), over the phone (written), etc

• 3+ year of experience managing a successful team as well as vendor relationships

• Ability to legally operate a motor vehicle with a valid driver’s license

• Ability to be very active - walking, bending, standing and lifting up to 50 pounds

• Computer proficiency, including using the internet, Google or Microsoft programs and email, etc.

• Ability to take initiative and seek out details and information
